Why Auction
Most wholesalers sell their deals the same way. You get a property under contract, you text or email it to your buyer list, and the first person who says yes gets it. You take their offer, assign the contract, and move on to the next one.
That works. But it leaves money on the table every single time.
Here is why. When you send a deal to your list one at a time, you are negotiating with one buyer at a time. The first buyer who says $175,000 gets the deal, even if three other buyers on your list would have paid $185,000, $190,000, or $200,000. You will never know because you already said yes.
Now imagine a different scenario. You post that same property on DealBid. All your buyers see the deal at the same time. They know other buyers are looking at it too. Instead of offering what they think they can get away with, they offer what the deal is actually worth to them. Competition drives the price up naturally.
That is the difference between selling a deal and auctioning a deal. Auctions create urgency, competition, and price discovery all at once. You are not chasing buyers anymore. They are competing for your deal.
This is not a new concept. Traditional real estate auctions have worked this way for decades. DealBid just brings that same competitive dynamic to the wholesale space, where most people are still doing things the old way.

The Problem
You text the deal to your list, the first buyer who says yes gets it, and you move on. It feels fast. But you never find out what the other buyers on your list would have paid. That one quick yes could be leaving money on the table.
When a buyer knows they are the only one looking at a deal, they have no reason to offer their best number. They lowball, they stall, they ask you to come down. Without competitive pressure, you are negotiating against yourself.
Some wholesalers try to create competition manually by calling buyers one at a time and telling each one what the current highest offer is. It works, but it takes 50 to 100 calls per deal and a dedicated dispo rep. Most operations do not have the staff or the hours to run that process on every deal.
When you tell buyers what the current highest bid is, they bid just enough to beat it. They are not putting their real best number forward. They are gaming the process. You end up with incremental bumps instead of what the property is actually worth.
You call a buyer, they say they need to talk to their partner, run the numbers, think about it. Momentum dies. You follow up two days later and the deal has gone cold. A structured auction with a clear deadline eliminates this because everyone knows exactly when the window closes.
A buyer says they want the deal, then drags their feet on closing. They renegotiate. They fall out of contract. Without a structured process and clear terms, there is nothing holding them to their commitment.

Sellers
You fill out a short listing form with the property details. Address, asking price, square footage, beds and baths, year built, property condition, photos, and any documents you want to share like inspection reports or repair estimates. You can also add your own comparable sales so buyers can see the numbers you are working with. DealBid pulls in additional property data automatically to save you time. You fill in what you know, the platform fills in the rest.
You choose how you want the auction to run. There are three formats to pick from. You set your asking price, your auction duration, and optionally a reserve price, which is the minimum you are willing to accept. If nobody bids above your reserve, the auction ends with no winner and you keep your options open.
This is where DealBid is different from a public marketplace. Your deals are only visible to your buyers. You invite people from your own buyer list. Nobody outside your network can see your properties, your pricing, or who your buyers are. You bring your buyers. DealBid gives them a place to compete.
Once the auction goes live, your buyers can see the listing and start placing bids. They can see whether or not they are the current top bidder, but they cannot see the actual highest bid amount. This keeps the competition fair and encourages buyers to bid what the deal is truly worth to them rather than just trying to beat the current number by a dollar. When the auction ends, you see who won and what the winning bid was. DealBid connects you with the winning buyer so you can move forward with the assignment. Buyers
DealBid is not a public marketplace where anyone can browse. A wholesaler you have a relationship with will invite you to their network. Once you are in, you can see and bid on any deal they list.
Every listing includes the property details, photos, documents, comparable sales, and any other information the wholesaler has provided. You do your own due diligence just like you would on any other deal.
When you are ready, you submit your bid amount. Depending on the auction format, you may be able to see whether you are the top bidder or not. You will never see the actual highest bid amount. This protects every buyer in the auction and keeps the process fair.
If someone outbids you, you will know. You can come back and bid again before the auction closes.
DealBid connects the winner and the seller after the auction ends. From there, you work out the assignment the same way you normally would.
Other buyers cannot see who you are. DealBid generates anonymous code names for every auction. Even if you bid on multiple properties from the same wholesaler, your code name changes each time. Nobody in the auction knows who they are competing against.
Formats
Sealed Auction
Every buyer submits their best offer without knowing what anyone else has bid. Nobody sees the competition. When the auction ends, the highest bid wins.
This format works best when you want every buyer to put their absolute best number forward on the first try. There is no anchoring to someone else's bid. Each buyer has to decide what the deal is worth to them independently. This tends to produce strong opening bids because buyers know they only get one shot.
High-demand properties where you have a lot of interested buyers. Deals where you want a clean, fast process without back-and-forth.
Live Auction
Buyers can see whether they are the current top bidder, but not the actual dollar amount. If they get outbid, they know it and can bid again. The auction runs until the timer expires.
This is the format that creates the most competitive energy. Buyers see that someone else wants the deal too, and that urgency pushes them to bid higher. The back-and-forth between bidders is where the real price discovery happens.
Properties where competition will drive the price up. Deals where you have multiple serious buyers who are likely to go back and forth.
Live Auction with Instant Option
Same as the Competitive Open format, but with one addition: you set a Buy It Now price. Any buyer can skip the auction entirely and lock in the deal immediately at that premium price.
This is a good fit when you want the benefits of competition but also want to give a motivated buyer the option to take the deal off the table right now. The Buy It Now price is typically set above what you expect the auction to reach, so it functions as a premium for certainty.
Deals where speed matters. Properties where you know at least one buyer might want to lock it in fast before the competition heats up.
Differentiators
Your deals are only visible to your buyers. Your competitors cannot see your properties, your pricing, or your buyer relationships. Your buyers cannot see other wholesalers' deals unless those wholesalers invite them separately. DealBid is a tool for your business, not a marketplace where everyone is competing for the same buyers.
DealBid is a marketing and bidding platform only. It does not process payments, hold escrow, or generate contracts. The platform runs the auction and connects the winner with the seller. Everything after that happens the way it normally does in your business. This keeps things simple and keeps DealBid out of the transaction.
Every buyer gets a randomly generated code name for every auction. The same buyer gets a different name on a different listing. No bidder can see who they are competing against. This prevents buyers from colluding, sandbagging, or making deals outside the auction.
If a bid comes in during the final moments of an auction, the timer automatically resets to two minutes. This prevents last-second sniping and makes sure every buyer has a fair chance to respond. The auction does not end until there have been two full minutes of no new bids.
You can set an optional reserve price between 70% and 100% of your asking price. If the highest bid does not meet your reserve, the auction ends with no winner. You are never forced to accept a price you are not comfortable with.
